Tax Credit Means Higher Interest Rates

While most of America was celebrating the holiday season, our leaders in Washington were arguing about the Federal Spending Bill and the extension of a middle class tax credit. If you didn't follow the results, there was a compromise that extended both for two months. Congress went home and silence filled the airwaves. The part of the tax credit extension that…See More

Don't Let Appraisals Stop Your Refinance

Over the last three years appraisals have been a challenge to many transactions and in many cases become a deal killer. Buyers that purchased at the top of the market have become trapped in a declining market that imprisons them in the current situation with few alternatives for improvement. If they wish to sell, they find their equity gone so there are no funds for a down payment and closing costs on a new home. If they want to refinance and take advantage of the current low interest rates, a…See More

How Do I Get The Best Interest Rate?

This is a question I deal with almost every day. Buyers want tobuy more house to lower their payment with a low rate. Homeowners want to lowertheir current payments and hit the market lows. Shoppers "dial fordollars" by calling every lender on the internet to find the best baserate available. At the risk of starting an endless journey, I'd like to givesome guidance. Let's start with a little perspective. Here is a line I've usedfor 30 years - when rates were 12% and 4%. A New Paradigm Tax Solution

The Congressional Super Committee is listening to all sides and keeping their cards close to the vest when it comes to their proposal for budget reform. If they come up with nothing there will be $1.2 billion in automatic cuts. This week 100 congressmen signed a letter urging them to go after $4 billion in cuts. Of course the devil is in the details and I haven’t seen many new ideas. There is one, though.               This beauty is called the Harkin-DeFazio Financial Transaction Tax Proposal.…See More

Why Aren't Interest Rates Lower?

Are you Crazy?Mortgage rates hit another historic low the past week. A thirtyyear fixed rate could be had right at 4% and a fifteen year rate was at 3.375%.All the talking heads are emphasizing the opportunity to refinance and thepublic has rushed to their nearest mortgage lender. It's all good. If you look at the math rates should be even lower and there aresome very good reasons why they probably won't get there. Who Sets the Rates, Anyway? We have written here earlier about how mortgages are…See More

Economic Data the Headlines Seem to Miss

It has been a summer of weather catastrophes and economic nightmares which make people nervous and afraid to make any moves. The numbers that are talked about daily are the high unemployment rate and the low GDP. Add to that short list, the declining home prices and you have a recipe for recession.I would like to add a few other recent pieces of data that make me think that the evening news may just be missing something. Maybe these longer term trends aren’t as sexy or take more patience to…See More

The Beauty of Our Youth

The biggest story of the year broke this week with the death of Obama Bin Laden. It is a great victory for our forces and a significant point of closure for many victims of the war on terror. Personally this event became part of a wider landscape of influence from my children.Demonstrations and the Age of TechThe most defining element of the Obama announcement for me was the site of spontaneous celebrations in the streets. The crowds gathered faster than many baby boomers could have received…See More

Economy Marches On

Leading Economic IndexThe Conference Board recently reported that its Leading Index report had increased in March for the 24th consecutive month. The basic message sent is that the US economy is growing and will continue to grow into the future. And there are a couple of interesting facts to consider from the report. To begin, this is the first time the Index has grown this consistently and this long since the early 1970's. My guess is that part of this phenomena is due to the fact that the…See More

Posted on December 18, 2011 at 2:32pm 0 Comments

On December 1, 2011 the Federal government expanded their HARP refinance program and may have created the first really significant solution to the depressed world of real estate.
